In addition to our regular full service breakfast rates we offer a reduce rate for a continental breakfast tray offering and a lodging only / no breakfast rate with 3rd day housekeeping service. Lodging only rates can be made by phone or can be modified to the standard rate on an internet reservation.
If you decide upon arrival that you want to upgrade to the full breakfast for any day of your stay, you must arrange with the innkeeper upon check in. If you have booked for the full breakfast rate and want to downgrade to the continental breakfast rate, you must inform the innkeeper at check in to have your rate reduced.

Reservations: Check our policy section for complete guidelines. Reservations must be made from our secured website or by phone with a valid method of payment which will immediately generate a confirmation number to ensure your reservation, Reservations by phone require a proper method of payment to hold your reservation - there is no advance charging or debiting, you will pay when you arrive at check in. This is for the benefit of our guests as well as the security of managing the safety of your credit cards. We do not make reservations through casual conversation, expression of desire to stay or based on a promise to call back with a method of payment. Unfortunately, we can no longer waive the method of payment and we will always provide you a confirmation number. The on line reservation system ensures that you have entered a valid email, phone number, dates of travel, cottage of choice and have entered your credit card and secret pin number. The reservation system does not lose reservations. We simply have too many folks calling or expecting to have reservations made without the proper information to secure a reservation. In person, you will always receive a confirmation number and a hard copy reservation if requested, you will also receive an email confirmation if your reservation is made in person or on line from our website. If you have not received either of these, please call before your stay to ensure that you indeed have a confirmed reservation. Thank you for your understanding, this is not an "unfriendly " practice, it is a necessary practice to ensure everyone has a pleasant experience.
Rates.....why are there so many different prices for B&B Inn stays?...we get this question all the time. Each inn or lodge has to factor in a variety of accommodation benefits and their unique service offerings in addition to the operational expenses and costs to determine what to charge for their lodging. Factors include the lodging space, privacy level, type and quality of breakfast served, daily amenities including in room coffee service, complimentary beverages, luxury bath amenities, quality of bedding (thread count on sheets), towel quality, personal convenience items such as robes, hair dryers, music, Cable TV, WiFi, dedicated parking accessibility and convenience, access to public transportation, committment to outstanding cleanliness....not to mention the operation expenses of landscaping, jacuzzi's, fireplaces, laundry and hired help for housekeeping, landscaping, weddings, receptions, etc. I hope this helps everyone to understand how pricing and value will vary from property to property and what you will want to consider when you're making your next decision to stay at a B&B Inn.
Our Pricing Philosophy
Stated simply, we don’t markup our room rates to artificially mark down just to make folks feel better about getting a discount. Our prices are based on what it takes to operate and maintain the property in the best condition to keep our guests safe and comfortable. We have not joined programs such as AAA or AARP or the other travel sites that offer discounts because of the outrageous annual membership costs would simply have to be countered with higher rates to absorb the membership charges. Most folks don’t understand that providing rate discounts actually costs the business to participate in those programs – so rates unfortunately get raised to cover membership fees and ultimately, the discount. Participating in those programs is no assurance that a member property is any better managed than nonmember properties. The reality is that we simply cannot operate a property for less than what it costs to maintain it properly. No games or gimmicks, our rates are reasonably set based on the amenities, service and privacy that our property offers as compared to other similar properties in our market. We don’t misrepresent our property with “flowery” descriptions and professionally doctored pictures that would only serve to disappoint a misinformed visitor upon arrival.
Some travelers shop strictly on price, others choose overall value. Value includes considerations beyond price such as location, quality of accommodations, food, amenities, etc. We hope that you’ll read our reviews on TripAdvisor.com from travelers and visitors just like you and see that we work very hard to provide true value for every travel dollar. Both Steve and I each have over 3 million miles in an airplane seat and countless points from staying in hotels – so we understand what the traveler expects for comfort, safety and value for their travel experience. We WANT to EARN your business, we’d love for all of our guests to return because they enjoyed and found value in their stay. We ENCOURAGE our guests to stay at another inn…and we hope that dollar for dollar comparison, we’ve EARNED your decision to come back again in the future.
Making Reservations on line:
Just click the "Check Availability and Book Now" button on the upper right hand corner of any of our web pages. Our website booking engine is easy, secured and allows you to select the cottage and dates of your choice. Making a reservation on line ensures that all guests understand the terms and conditions of your stay and provides an automatic reservation confirmation. Reservations will require a credit card to "hold" the reservation whether made by phone or on line, however there is no advance charging or debiting against your charge card prior to check in.
At check in, the full payment will be due either on the credit card used to hold the reservation or on another credit card if you wish to change it. Cash payment is also acceptable and we are willing to waive a 3% credit card processing fee as a discount if payment is made in cash. No shows - people that make reservations and do not show up for check in or fail to call and cancel - will still be charged 50% of the reserved stay to compensate for our lost revenue. When making a reservation, you can always send an email to the innkeeper or through direct email at email@example.com if you have any questions that were not posted on the website. We thank you for your understanding...this is the only formality you will experience when you stay out our inn...we are very relaxed and hope everyone enjoys their visit with us.
