Reviews: TripAdvisor.com & BedandBreakfast.com

All businesses in hhis town live and breathe on TripAdvisor reviews about service and accomodations...BedandBreakfast.com is the review site and directory listing focused specifically on B&B's. We're very happy and often humbled to get reviews from our guests. Reviews help us improve our services and let us know what we're doing right. We're thankful to those guests that take the time to give us an "attaboy". Unknownst to most, especially those that don't own their own business, review websites are not free, infact, they cause the daily rates to go up. Here are a few facts about these review websites:

1) Review website are not free to the business listing....most people don't understand or realize this. Depending on how many rooms you have, the business is charged over $100/month just to be able to provide details about the property, respond to guest reviews - good or bad, to see how we're doing compared to other inns, etc. There is absolultey NO influencing or leverage to improve a rating - only the ability to respond. In fact, TripAdvisor rarely removes a review even if it has been proven to be false. That is why a business is wise to pay for the listing just so we can respond to any erroneous reviews. The only reviews really known to be removed is when a guest has submitted a review for the wrong inn...many inns with similary names, so it's not unheard of for a guest to review the wrong property. 

2) Today it's all about reputation management -it's a new industry - which costs more money to operate your business. Reputation management, like auto insurance, has sprung up to help businesses save their reputation from less than complimentary reviews, erroneous reviews and reviews that reflect other issues about the town or location which have absolutely nothing to do with the inn they stayed at. It's a tough business now and the issue becomes whether or not you want to be listed at all and possibly not found when guests are researching a town for lodging options. I have to decide how many more rooms I have to rent each month just to pay for the listing...the decision is often that seasonal businesses like lodging or tourism towns just can't afford the investment. This is my retirement job...frankly, I don't want to work all the time to pay for it. 

3) The upside of reviews is that guests can really help promote a good business when they've had a great experience...the downside, is that some guests will never be happy and you can't please everyone no matter how hard you try.  A bed and breakfast is different than a hotel, we don't have 24 hour staffing and unlimited resources. The end result is that all of the social media and review sites are driving up the night rates of lodging. Innkeepers and small business owners have to pick and choose which review sites to join based on what they can afford for their limited marketing dollars. There are so many review websites now...Yelp started as a restaurant review site and now includes lodging and other types of businesses. Very expensive, it's truly the new Mafia...if you don't pay, you lose. Truly, I can't afford it...it would take me 10 nights of lodging every month just to pay for another listing! Result...rates go up. So you will not find us on many review sites unless a guest has listed us there and you will not likely see a response from us. As a small business, we can't spend all day on line monitoring these sites and we can't afford to hire someone to do that for us.  

4) Truth in Advertising: We take our own pictures, we show you our accomodations inside & out. We don't oversell our property. We'd rather undersell and exceed your expectations. We are one of Eureka's original motorcourts built in the 1930's. Many people come to Eureka to "step back in time" experience the old days...so while the cottages are accurately described as "bedroom" cottages (no kitchens), they are not large but neither were the people 80 years ago. We're a lot healthier these days, so some may find them too small for their size...but we do offer modern conveniences, luxury bedding, large jacuzzis and some with king beds and nothing smaller than a queen bed. We never describe our cottages to sound like the penthouse at the Ritz Carlton and you'll find our prices reflect the comfort & privacy of a cottage where you're not sharing a wall with a neighboring guest and you don't have to hear a guest that has been partying all not stumble in at 2 am. If you're 6'6" and need a lot of space, you may want a vintage victorian home with 12 foot ceilings, that's not us. 

5) Ranking calculations: Review sites have different rating algorithms or the way they calcuate the resulting ranking. A less than complimentary review because you've had a generally bad day, a bad road trip or just aren't into the Eureka Springs vibe can damage a family owed business for years...and remember, this is someone's livelihood, their paycheck...so please, think about what you're writing and ask  yourself if the owner/innkeeper really had anything to do with your experience, if their property could have done anything different or if you're just having a bad day. Was the property description beyond the actual? Sometime's the "Thumper Principle" is best...if you haven't got anything nice to say, don't say anything at all. If there is truly something an owner can do to change or improve the property, it would be kind to let them know. We don't sleep in every room and may not if there's an issue...sometimes the housekeeping crew may fail to tell us of a problem. Please have the courtesy to tell us about a deficiency, we're very glad to fix things that are fixable...better than telling the world about something that the innkeeper would have gladly addressed if asked.

We've been fortunate to receive many very complimentary reviews - we're appreciate all our guests and the feedback we recieve. We strive to make everyone's stay as restful and private as we can. We appreciate it when guests tell us if there is a problem and we'll address it as fast as we can. We do live in "Mayberry RFD"....and that means we may not always have access to the supplies we need...sometimes delivery trucks only come to Eureka once a week and other times, it's a day trip for us to go find the item we need. That's just how it is here in a little Ozark villiage...one of these days I'll write a book...I"ll be channeling Erma Bombeck for sure!
